Yards in Pleasant View hold water long after the rain quits. The ground here sits on the Highland Rim, and the soil survey maps it as Sengtown, Mountview, and Dickson. Dickson silt loam has a hard fragipan layer 18 to 36 inches down that water cannot pass through. On the slopes the Sengtown soils turn cherty, and limestone rock shows up close to the surface.

Pleasant View lots tend to sit on a grade. A house site on a ridge needs cut on the high side and fill on the low side. We run excavators and set elevation with grade lasers, then check the pad as it goes in. Rock changes that plan, so we look at the ground before we price it.
The town covers about 12.5 square miles of ridgetop, hollow, and old farm ground. Pleasant View was a tobacco town in the 1880s, with factories and a loose leaf market. Old field ground grades differently than woods, and topsoil depth changes across a single lot.
Footings, foundations, building pads, and driveway cuts make up most of the dirt work here. We also cut and fill for shops, barns, and commercial pads. Builders and general contractors bring us repeat work on jobs like these.
Pleasant View is growing. The census counted 4,807 people in 2020 and estimated 5,629 in 2024. Newer subdivisions here carry names like Highland Reserves, Derby Meadows, Legacy Fields, and Oak Pointe. TDOT also has SR 49 in its long range plan for wider shoulders and a center turn lane.
Land clearing is what opens a wooded lot for a house or a barn. We take down the trees and brush, and an excavator thumb pulls the stumps out. Then we clean up and shape the ground so it can be built on.
Some ground only needs the understory knocked back. Forestry mulching grinds brush, saplings, and undergrowth in place with a skid steer mulcher head. That suits fence lines, trails, field edges, and pasture that has grown up in brush. We also bush hog overgrown fields with a brush cutter.
Pleasant View sat on the road between Clarksville and Nashville long before I-24. It was a stagecoach stop on the mail line between the two cities. Today US 41A still runs through town, SR 49 crosses it, and I-24 comes through at Exit 24.
Off those highways, county roads climb the ridges. Goodsprings Road, Triangle Road, Old Clarksville Pike, and Oaklawn Road mark the town's boundary lines. The town keeps up about 55 streets, roughly 24 miles in all. Everything past them is private drive, farm road, or job site entrance.
Gravel driveways and access roads start with cutting the road bed. Base rock and gravel go down in layers after that. We crown the surface, cut ditches, and set a culvert where a drive crosses a wet weather branch. The company got its start building roads for a timber company's log trucks and heavy equipment.
Sycamore Creek starts on the Cumberland Rim and runs through Coopertown and Pleasant View. It drains into the Cumberland River down at Ashland City. Middle Tennessee gets around 50 inches of rain a year. Clay ground does not soak that in fast, so it runs across the surface.
We are an approved erosion control contractor with TDEC and have done TDEC jobs. A site that disturbs an acre or more falls under construction stormwater permit rules. Silt fence, rock check dams, a stabilized entrance, riprap at outlets, seeding and matting are the standard measures. On a fresh cut slope above a creek hollow, those measures are what hold the dirt in place.
Around a house, standing water is usually a grade and drainage problem. We regrade the elevation away from the foundation and install French drains and drainage pipe. On Dickson soil, water perches on the fragipan, so it has to be carried off the lot. We also trench and backfill for water lines, conduit, and sewer or septic lines on new builds.
