Water stands in your yard for days after a rain, and one corner stays soft all spring. After a storm it runs toward the house instead of away from it. French drain installation moves that water off the lot. We regrade the ground so it sheds, then run pipe that carries the rest to a lower spot.

Clarksville gets about 50 inches of rain in a normal year. The ground here is silt and clay over limestone, so water soaks in slowly. Once the top few inches fill up, the rest runs across the surface and pools in low spots.
Many Highland Rim soils also carry a fragipan. That is a dense layer, usually 18 to 36 inches down, that water barely moves through. Dickson soil, the Tennessee state soil, is one of them. Rain sinks to that layer, stops, and starts moving sideways.
Sideways water shows up as a soggy patch in the yard or a damp foundation wall. Regrading alone does not always catch it, because the water is already underground. A French drain gives it an easier path than the one it is taking now.
We come out and look at the ground before we quote anything. We find where the water starts, where it stands, and where it can go. A grade laser sets the elevation, because a drain only works if it falls the whole run.
Then we cut the trench. Perforated pipe goes into a bed of washed stone, wrapped in filter fabric so soil does not plug it. The line runs downhill the whole way and ends at a ditch or a lower part of the lot.
Where the dirt itself is the problem, we regrade instead. The ground near the wall gets built up and sloped away so rain leaves the house. If the driveway steers water at the house, we can reshape it and cut ditches along a new gravel driveway. Every lot gets a different drainage solution because the fall is different.
Homeowners call when the back yard will not dry out or water pushes against the foundation. Farms call about gates and lanes that turn to mud every winter. Builders call while the house is going up, since drainage costs less before the yard is finished.
Tennessee's residential code asks for at least 6 inches of fall in the first 10 feet from a foundation wall. Older lots often never had it, and newer ones lose it when backfill settles. Where a lot line, a wall, or a slope blocks that fall, the code points to drains and swales. That is the work we do.
